In recent years Hayes has lost a large part of its manufacturing and industrial base, led by the closure and relocation of EMI, the towns principle employer. The cultural masterplan for a new mixed-use residential and commercial development looks at providing a high profile cultural focus for the area, centred around a new cultural space 'Life Box'. The funding for the 'front of house' building came about through a 'budget conversion' approach, by designing a building with dual roles, a marketing suite for the scheme but also a multi use space, capable of showing new media, wall based and stand alone art works. The space would also provide living space, offices, galleries and project space and would be offered to a cultural organisation once the development was populated.

This innovative approach was part of a collaboration with architects Rolfe Judd, the Royal Academy Schools and the London College of Communication utilising low cost materials and existing budgets for the construction and fit-out of the building.
