Futurecity was appointed by CO—RE to develop the cultural vision for the transformation of 120 Fleet Street, a landmark site in the heart of London’s historic publishing district. The project includes the restoration of the Grade II* listed former Daily Express Building—one of the finest examples of Art Deco architecture in the UK—alongside a new state-of-the-art commercial development designed by BIG (Bjarke Ingels Group).
Set between the Royal Courts of Justice and St Paul’s Cathedral, the scheme reimagines this iconic building as a cultural and civic destination for the City of London. Futurecity developed a full Cultural Strategy and Implementation Plan, balancing commercial ambition with public benefit, and aligning with the City’s planning policy and Section 106 obligations.
The vision brings the Daily Express Building back into public life for the first time in over 20 years. Inside, cultural spaces will host exhibitions, events and storytelling programmes that reflect the building’s journalistic legacy—its spirit of freedom through text, print, and daily communication. A free-to-access rooftop pocket park will crown the restored structure, offering new views across the City.
The Cultural Plan sets out opportunities for cultural activation across the site, identifying potential anchor and programming partners, and establishing a business model to support long-term cultural use.
The new development—nestled between the Strand & Aldwych Cultural Corridor and the City’s Culture Mile—will form a key cultural stop on Fleet Street, uniting heritage, innovation and public access in one of the City’s most exciting regeneration projects.
