Futurecity developed a placemaking strategy for Royal Street, a 5.5-acre mixed-use site in central London, commissioned by Stanhope PLC and Baupost Group, development partners for Guy’s and St Thomas’ Charity.
Located opposite St Thomas’ Hospital and close to Waterloo Station, Royal Street occupies a strategically important position within London’s health and research ecosystem. The site sits adjacent to one of the UK’s leading academic medical centres and forms part of King’s Health Partners, one of five Academic Health Sciences Centres nationally.
The strategy positioned Royal Street as a new mixed-use workspace neighbourhood with a strong focus on medical technology and innovation. Proposals included flexible office space with lab-enabled floors to support MedTech companies, alongside affordable workspace beneath the existing railway arches, new homes, cafés, shops and publicly accessible spaces.
Futurecity’s approach focused on establishing a clear identity for the site that could support collaboration between clinicians, researchers, start-ups and local communities. By integrating workspace, public realm and everyday amenities, the strategy aimed to create an inclusive innovation district that contributes both to London’s growth economy and to the life of the surrounding neighbourhood.
The Royal Street placemaking strategy demonstrates how culture, science and enterprise can be brought together through a coherent spatial and social vision - supporting long-term value, local benefit and global innovation.
